Our close proximity to MS&T allows us to provide students with wonderful off campus housing at affordable costs. If you are a student and would like more information on renting a home off campus, please don't hesitate to contact us.
Some of our apartments and houses are listed as "small pet friendly". This means that a small dog or cat may be allowed in that particular unit. Any pet must be approved, and a small rent adjustment will be required.

Saturday - 9 am to 3 pm, March through August
and 9 am to 1 pm September through February

| Do I need an appointment to look at rentals? No. Just come to our office during the hours listed above and one of our staff will be happy to assist you. Back to top
| | How do I know what is available? You can browse our website. Each listing indicates whether it is available or not, and most of our listings have virtual tours. The website is updated once per week, over the weekend. You may also call our office at 573-364-4050, and one of our agents will be happy to speak with you. Back to top
| | Do I need to fill out a tenant application? Yes. You may pick one up from the office, or download it from the side panel on the right. There is a $45.00 application fee. We will also need a picture ID, your student ID (if applicable), and passport (if applicable). Back to top
| | Do I need to sign a lease? Yes. Each adult residing in the unit must sign the lease. Back to top
| | What about a security deposit? Yes. The security deposit must be paid when the lease is signed. Ask your agent how much the security deposit for your new home will be. Back to top
| | What do I need to do to move into my new home? Please call our office, 573-364-4050, to ensure that your unit is ready to move into. Once it is ready, the first month's rent must be paid in full and we will also need proof that you have had the utilities turned on in your name. Back to top
| | Is the Check-In Sheet important to me? It is very important. When you pick up your keys, you will be given a Check-In Sheet. This is your record of the condition of your home at the time you move in. It must be returned to our office within 7 days of your move-in. It will be attached to your lease, and we will review it when you move out. Back to top
| | When is my rent due? Rent is due on the 1st, and is payable through the 5th. If your rent is received after the 5th, a $20.00 late fee will be charged. If it is received after the 15th, a $50.00 late fee will be charged. Back to top
| | How can I pay my rent? We accept cash, checks, money orders and Visa, Mastercard & Discover Credit Cards. We can also set up direct deposit of your rent into our account. For your convenience, there is a drive-up window on the side of our building. We also accept credit card payments on our website, with a $12.00 processing fee added to each payment. Back to top
| | What if I have a maintenance problem? For routine maintenance, please call our office, 573-364-4050, during office hours and ask for the maintenance department. You may also submit a request using the maintenance request form on the panel to the right. Back to top
